Concealed Door Closer Replacement in Manhattan – Heavy Glass Office Door Fixed After 2+ Years
When we arrived at the Manhattan office of Handel Architects, the problem was obvious the moment we watched the front door swing: the heavy glass entry door wouldn’t close all the way, stopping short with a 10–15 inch gap every single time. According to the staff, the door hadn’t worked properly in over two years.
For a busy architecture office, that’s more than an annoyance. A front door that doesn’t fully close means lost heating and cooling, security concerns after hours, and a poor first impression for every client walking in.

Glass office door not closing – failed concealed door closer Manhattan
Heavy glass office door in Manhattan stopping 10–15 inches short of closing due to a failed concealed overhead door closer and patch fitting
The Problem: A Failed Concealed Closer and a Malfunctioning Patch Fitting
Two components had failed on this door:
The concealed overhead door closer — hidden inside the header above the door — had worn out and could no longer pull the heavy glass door fully shut.
The top patch fitting — the hardware that connects a frameless glass door to its pivot point — was also malfunctioning, throwing off the door’s alignment and adding resistance as it swung.
On heavy commercial glass doors, these two parts work together. When either fails, the door drags, stops short, or slams. When both fail, you get exactly what this office lived with for two years: a door that simply wouldn’t close.
Old vs new Dorma RTS 88 concealed door closer – Manhattan office glass door
The Fix: New Dorma Concealed Closer + New Patch Fitting
We replaced the failed unit with a new Dorma concealed overhead door closer and installed a new top patch fitting. Because the door was so heavy, the job took about two and a half hours — careful work removing the old hardware, fitting the new closer into the header, and dialing in the closing speed and latch action.
We also set the new closer with a 90° hold-open feature, so the office can now keep the door propped open at a right angle whenever they want — for deliveries, events, or busy mornings — and it still closes fully and smoothly on its own the rest of the time.
The Result
The door now closes all the way, every time — smoothly and quietly, with no gap. The client told us that in over two years, the door had never worked like this.
